SQE1 FLK2 practice set 1

Forty-five single-best-answer questions from the FLK2 subjects: Property Practice, Wills and the Administration of Estates, Solicitors Accounts, Land Law, Trusts, and Criminal Law and Practice, with ethics and professional conduct woven through. Each question has five options and one best answer. This is about a quarter of an FLK paper. From January 2027 each FLK assessment has 170 questions in two sessions of 85, each lasting 2 hours 33 minutes. This set is timed at the January 2027 pace of 1 minute 48 seconds a question (81 minutes for 45 questions). There is no fixed pass mark: the SRA sets it separately for each paper at each sitting and reports it on a scaled score where 300 out of 500 is a pass, so this set gives you a percentage and a subject breakdown, not a pass or fail. The law is stated as it stood in England and Wales on 1 September 2026 (the SRA assesses the law as it stands four calendar months before the first assessment in a window).

A sample question

A bank lawfully exercises its power of sale over a borrower's commercial property during a fall in the property market. The borrower argues that the bank should have waited a year, when prices were expected to recover. What duty does the bank owe the borrower as to the sale?

  • It may choose when to sell, but must take reasonable care to obtain the true market value at that time
  • It must postpone the sale until the market recovers if a better price is likely
  • It must obtain the borrower's consent to the timing and price of the sale
  • It owes no duty at all to the borrower, as it is selling to protect its own security
  • It must sell by public auction to show that the best price was obtained
